What are home measurement services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Disputing property taxes

Tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — which means you may be paying for more square footage than you actually have! Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can ensure that you're paid a fair price for your property. Square footage is one of the biggest factors potential buyers examine when purchasing a house — but since these values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that accurately reflects true market value, we advise requesting a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool for getting potential buyers interested because they can view the layout and features of the property before and after a walkthrough.
